An attic can look dry during an inspection and still have a seasonal moisture problem. The useful question is not only “How do we clean the sheathing?” but “What combination of roof entry, indoor air leakage, insulation, and ventilation allowed it to stay damp?”
Separate bulk water from condensation
Roof stains below flashing, penetrations, valleys, or damaged shingles point toward rain entry. Broad patterns on cold sheathing, rusted fasteners, frost history, or growth near air leaks may point toward condensation. Bath and dryer exhaust must terminate outdoors—not into the attic.
A defensible attic scope
- Identify and repair leaks or exhaust defects.
- Map affected sheathing, trusses, insulation, and stored contents.
- Protect the living space and HVAC openings below.
- Remove unsalvageable insulation or material where necessary.
- Clean accessible wood using a method that does not hide remaining damage.
- Confirm dryness before replacement or coating.
Why coatings deserve scrutiny
A coating may have a legitimate role after cleaning and drying, but an opaque product can also make visual inspection harder. Ask whether the product is a required component, what surface preparation it needs, what it does and does not warrant, and how future leaks will be detected.
Questions for the estimate
Who repairs the roof or exhaust? Will insulation be disturbed? How is access contained? Are nail tips, wiring, and low-clearance areas handled safely? What moisture readings support completion? Those answers matter more than a promise to “treat the entire attic.”
